          Our goal is to partner with Third-Party Managers and Owner Operators to  bridge the gap when you are missing key property management personnel or have a special project.

Q.        Do you provide full accounting services?
A.        No.  The client provides us with their financials, and we prepare the "Monthly Reporting Package," i.e., executive summary/narrative, variance comments and aged receivable updates.  We can also assist in the preparation of operating expense reconciliations, but we will require verified expenses and lease terms.  Annual budget preparation and reforecasting services are also available, as well as services such as coding payables and collecting outstanding receivables.


            Our lease abstracting services are ideal for setting up new tenant billings or confirming critical lease terms in preparation for operating expense/CAM reconciliations.  If you do not currently have an abstract form  in place, we are happy to work with you to create a customized form that captures all of the critical lease terms.

A.         We are experienced with MRI, Yardi, CTI/Request, rCash, Microsoft Excel, Microsoft Word and various work order programs, e.g., WorkSpeed, Net Facilities.​​
